Welcome to Monarch's The Housing Development Team has been working on a variety of exciting housing projects to provide permanent supportive housing to special needs individuals, families and senior citizens. Since January 2006, the Housing Development Team has obtained approvals for the development of over one hundred (100) units of affordable housing throughout New Jersey. A total of $6,661,075 has been approved for these units through the New Jersey Housing and Mortgage Finance Agency’s Special Needs Housing Trust Fund. The projects range from small, two-person supportive housing arrangements to large multi-unit developments. The team uses a number of different financing methods to finance theses projects, including local (County HOME & CDBG programs), state (New Jersey Housing and Mortgage Finance Agency, Balanced Housing, Tax Credits, Small Cities), and federal (HUD) funding sources. The team also works with sponsors to secure funding for rental subsidies from sources such as HUD McKinney, the State Rental Assistance Program and Project-Based Section 8 vouchers from municipalities. Life Link Homes Holds Grand Opening
Section 202 Award Announced for Leonia Retirement Housing! On Tuesday October 31, 2006, HUD released the awards for New Jersey for both the Section 811 and 202 programs. Of the projects funded this year, Monarch Housing Associates served as the housing consultant for four of the five Section 811 projects. Since the fifth application was submitted, Monarch Housing Associates has agreed to work with the applicant to complete the processing for their application as the consultant. In addition, Monarch Housing Associates was the housing consultant for one of the two Section 202 projects. The Section 202 project will result also in the creation twenty-eight units or permanent, affordable and supportive housing. This project received a total of $3,744, 600 in capital advance funding. The Section 202 project sponsor was Leonia Retirement Housing. The project involves the new construction of 28 one-bedroom units for the very low-income elderly. The project has also proposed mixed financing, which could add 5 one-bedroom units for the elderly. |

COAH Third Rules Overturned by the Appellate Court Last week;s decision has caused an enormous amount of commentary and anxiety within the non-profit community. In an effort to assist this conversation we have posted as many articles as well as the Appellate Court decision on our Blog. We will continue to do that. The State of New Jersey is considering appealing the decision to the Supreme Court. this will need to be decided within the next twenty days. If not the current opinion will require the adoption of new regulations within six months. Your comments on this issue will help all of us better understand its impact.
