McCoy Place
Franklin Lakes, NJ
Monarch Housing Associates served as the project development consultant to The Alpert Group who developed McCoy Place to meet the critical need in Bergen County for permanent, supportive and affordable housing for people with disabilities. McCoy Place is a 40-unit apartment community in the Borough of Franklin Lakes. The design of McCoy Place incorporates special accessibility features that promote ease of living and enable residents to live independently and age in place. All public spaces are handicapped accessible and include entrance ramps, wide hallways and doors. Additionally, the 20 apartments on the first floor are fully handicapped accessible.
The community includes an apartment for a live-in manager, offices for property management and social service staff, and a community building exclusively for resident use with space for recreation, education and social programs. All residents have access to individualized case management and linkages to supportive services. The Housing Authority of Bergen County provides project-based rental assistance which makes the apartments affordable to people with very low incomes. McCoy Place was a recipient of the Supportive Housing Project of the Year Award from the Supportive Housing Association of New Jersey in 2018.
Kilmer Homes
Edison, NJ
Kilmer Homes in Edison Township, New Jersey is a 120?unit affordable apartment development designed by Kitchen & Associates for which Monarch Housing Associates served as the project development consultant. Built on the former site of the United States Army’s Camp Kilmer, the project is aimed at providing affordable and supportive housing solutions to the local Edison Township community, with precedence given to both veterans and victims of superstorm Sandy.
Kilmer Homes is a vibrant mixed?income, mixed?population development successfully serving a wide range of households and families, simultaneously promoting tight community integration and support of ‘all’ of its members across the economic scale. The project offers a total of 88 apartments reserved for households with incomes falling at or below the 60% Area Median Income threshold, as well as an additional 30 permanent supportive housing units for previously homeless families and disabled veterans.
The development partners for the Kilmer Homes project include The Alpert Group and the Edison Housing Authority provide on?going property management services for the development. Triple C Housing Inc.—a supportive services partner on the project—will provide case management for the homeless component, as well as coordinate additional support services which will be provided by a wide range of groups who have partnered to serve the local homeless population and their immediate needs.
American Legion Post 107
Hoboken, NJ
When Hurricane Sandy hit New Jersey in 2012, the Legion suffered devastating damage. They engaged Monarch to serve as their project’s development consultants as they rebuilt the Post and new housing units for homeless veterans.
The resulting new development includes a five-story mixed-use building providing four residential floors, each containing a studio and 1-bedroom apartment and 1,600 sf dedicated space for the new American Legion meeting hall and accessory spaces originally located in the Legion prior to Super Storm Sandy. Two apartments are fully accessible for veterans with special needs, one unit is designed for the hearing and visually impaired, and all remaining units are handicap adaptable.
The project was funded through multiple sources including federal grants, funding from NJ Housing and Mortgage Finance Agency (NJHMFA), Hudson County HOME Funding Consortium, and the City of Hoboken. Housing vouchers for the homeless veterans were also secured by the work of Monarch Housing Associates. The City of Hoboken was awarded the 2018 Municipal Housing Award for Supportive Housing for their strong support of this project.
